360 Property Partners, Inc. is a privately held real estate investment firm specializing in the acquisition and management of retail real estate primarily in the markets east of the Mississippi River. Our core competency is as shopping center operators with extensive experience in merchandising and mananging to maximize the real estate potential for tenants and investors.

Recognizing the sweeping changes in the retail real estate landscape 360 property partners has focused on 2 distinct opportunities:

Stabilized Neighborhood Centers

The acquisition and management of un-anchored Neighborhood Shopping Centers measuring between 10,000 -25,000 square feet populated by Internet and Amazon resistant tenants. These centers offer sustainable and consistent cash flow with less risk and exposure to market dynamics.

Value Add Shopping Centers

The acquisition of anchored or un-anchored shopping centers, where the team’s decades of experience and relationships are used to: “see what others don’t ” - allowing them to purchase assets on an opportunistic basis and increase value through proper merchandising, leasing and focused asset management.

Assets are purchased on an opportunistic basis, often well below replacement cost—allowing 360 to invest appropriate capital to modernize or upgrade the property, while still offering competitive deal terms to tenants.

The company invests its own capital through various partnership structures.
